Reporting to the Senior Director of Operations, the Project Manager plays a key leadership role within Nomodic’s operations team.

 

The Project Managers primary focus is to monitor and oversee the safety, design, cost, schedule, and construction of work of the various projects within their assigned area of responsibility. The Project Manager will provide leadership, training and direction to their assigned Project Coordinators, Construction Managers, and subcontractors as applicable. The Project Manager will ensure punctual reporting for both internal and client specified reports. Tasking and assignment are self directed but it is expected that they will use their resources appropriately to complete their work.

 

The Project Managers duties are to be performed at a high level of professionalism and moral standards, ensuring that the projects’ goals of safety, cost, and schedule are maintained throughout the work.


DUTIES AND RESPONSIBILITIES


The Project Manager will perform all or some of the following duties:


  • Safety
    • Supports Nomodic’s safety vision and complies with all safety rules, policies, and procedures; maintains accountability for safety performance of subordinate personnel
    • Coordinate safety efforts for all projects. Using both internal and external resources as required.
    • Report all incidents immediately to the Director of Projects and ensure that the incident reporting policies are followed
    • Participate in risk and incident reviews as applicable
  • Operations
    • Development of the project execution plan based upon the contracted construction documents, such as specifications, scope of work, schedules, and estimation budget
    • Manage the design development process of commercial projects from conceptual, development permit, building permit and to IFC’s.
    • Coordinate necessary permits including municipal permits, hydro applications, bylaw permits
    • Tender, procure, negotiate and contract subcontractors to perform construction activities
    • Manage the client contract and administration including change orders, client meetings, contract deliverables, and progress claims
    • Manage and coordinate shop drawings and RFI’s
    • Ensures the required coordination activities occur with other Nomodic staff, departments, and external parties as necessary to execute the work
    • Maintain open communications with their Construction Managers reviewing deliverables on a weekly basis with daily updates expected as a minimum standard
    • Ensure that project activities, reporting and scheduling requirements assigned by the Director of Projects for their area are implemented and executed in such a manner that both Nomodic and client expectations are fully met
    • Review, forecast and update both costing and scheduling on a weekly basis by working closely with the Project Management team
    • Resolves field construction problems in coordination with engineering staff, third parties, and other agencies as necessary
    • Monitors claims, suggests ways to mitigate impacts, and develops workarounds

 

  • Reporting
    • Responsible for pre, progress, and post budget reporting
    • Conduct reviews, forecasts, and provide executive updates for projects monthly while maintaining familiarity of the project activities, risks, and potential issues each day
    • Manage all client reporting as per the requirements of the contract or requests by the client
    • Attends management, progress meetings, develops status reports, and delivers presentations as required

QUALIFICATIONS


Education

  • Completion of post-secondary school is required (or equivalent work experience)
  • Must be fluent in English (both oral and written)
  • Must have minimum of valid class 5 driver’s license
  • Project Management Professional (PMP) Designation is considered an asset

 

Skills and Experience

  • Demonstrated ability to promote and exemplify Nomodic’s core values
  • 5+ years project management experience
  • Social housing experience is an asset
  • Experience with Volumetric Modular Construction advantageous
  • Confidence and assertiveness to lead and direct vendors and contractors while maintaining a positive working relationship
  • Capable user of computer tools and systems to support the role, including proficiency with Microsoft Office products, Microsoft Projects, Maestro, Procore, and Bluebeam
  • Willingness to introduce new IT tools to drive efficiencies and automation
  • High standards of ethical conduct; ensuring the preservation of confidential and/or sensitive information
  • Excellent communication (written & verbal), interpersonal and time management skills
  • Adaptability and the ability to react quickly in a fast-paced environment
  • Excellent planning, organizing and logistics skills
