Our fast-paced and motivated team is currently recruiting a Project Development Lead who will play a key role within Nomodic’s Project Development team. The Project Development Lead’s primary focus is to oversee the construction, fabrication, and logistical estimating efforts for the Project Development department.


The Project Development Lead  will contribute directly toward the accuracy, quality, and completeness of both project estimates and firm/cost plus proposals by coordinating multiple parties including Nomodic team members, subcontractors, consultants, and other stakeholders.

 

The Project Development Lead duties are to be performed at a high level of professionalism and ethical standards, ensuring that the projects’ goals of safety, cost and schedule are maintained throughout the work.


The Job

The Project Development Lead performs some or all of the following duties:

 

  • Safety
    • Maintains and promotes the corporate Health and Safety policies and procedures
    • Report all incidents immediately to the Director of Project Development and ensure that the incident reporting policies are followed
    • Participate in risk and incident reviews as applicable
  • Project Development
    • Review client Request for Quote (RFQ) Documents and ensure that all requirements of the RFQ are met within the Nomodic submission
    • Accurately price modular and site construction components, as well as design, engineering, and permitting as required within each bid document
    • Review and participate in the estimation and proposal processes from concept to tender submission for all projects
    • Create estimates from available drawings and specifications
    • Prepare quantity take-offs and identify general requirements
    • Participate in site visits and meetings, as required
    • Participate in pre-bid and bid set review meetings, including page flip reviews
    • Actively engage with subcontractors & consultants in buy out meetings
    • Engage with subcontractors, and consultants as necessary to complete all tasks
    • Maintain the directory of suppliers, fabricators, consultants, and subcontractors
    • Ability to read, and interpret construction drawings, as well as generate the necessary clarifications through company systems
    • Participate in weekly sales meetings and project-specific meetings
    • Participate in end-of-project reviews and make assessments of estimate performance vs. actual performance
    • Update documentation and spreadsheets as part of ongoing streamlining and improvement of processes
    • Participate with external groups to find pricing efficiencies and improve all competitive advantage and strategies wherever possible
    • Participate in process improvement and strategy sessions, including adhering and contributing to the process improvement process
    • Develop relationships with key clients and subcontractors to improve the overall estimating process
  • Other duties as required

 

The Qualifications

 

Education

  • Completion of post-secondary school is required (or equivalent work experience)
  • A role specific certification or designation is considered an asset
  • Must have at minimum a valid class 5 driver’s license


Skills and Experience

  • 5+ years Project Development experience or similar role
  • Experience in the commercial modular construction is an asset
  • Experience as a Project Manager or Project Coordinator in Industrial, Commercial or Residential construction is an asset
  • Experience with Estimating software
  • Experience in interpretation of construction drawings
  • Basic understanding of civil, structural, architectural, mechanical and electrical building systems
  • Excellent planning, organizing and logistics skills with a propensity for multi-tasking
  • Adaptability and the ability to react quickly in a fast-paced environment
  • Capable user of computer tools and systems to support the role, including Microsoft Office products, and the willingness to introduce new IT tools to drive efficiencies and automation
  • Accuracy and attention to detail, organizational, time management, technical writing, problem-solving, and decision-making skills
  • Must be fluent in English (written and verbal)
  • High standards of ethical conduct; ensuring the preservation of confidential and/or sensitive information
  • Ability to work under pressure while meeting deadlines
  • Ability to promote and exemplify Nomodic’s core values

  • Strong leadership skills


Experience in Modular Construction is preferred but not required.
